How to sell a château or event estate in France
Selling a venue that hosts weddings has little in common with selling a house. The buyer is not purchasing square metres: they are buying revenue, capacity and room to grow.
What a buyer actually looks at
How many weddings the place can hold each year, what they bring in, how many people sleep on site, which facilities already exist, and what is left to develop. Floor area and hectares come afterwards.
Prepare the file before listing
Carrying out an event-potential study, and preparing the figures that let a buyer grasp the business model quickly, shortens the sale — and moves the conversation from price per square metre to return on investment.
Selling discreetly
Some sales are better kept confidential: announcing publicly that a venue is for sale can unsettle couples who have already booked and freeze the calendar. Approaching identified buyers directly protects the business during the transaction.
